How to provide residential land efficiently in Oman : case study Muscat.

Providing adequate housing and enabling citizens to access and own it is a social and economic requirement to ensure the stability and well-being of societies. The problem of a shortage of residential land in Oman has recently emerged. It has become one of the problems facing many members of Omani society. The Ministry of housing's efforts and programs are ineffective in solving part of housing problem which is considered the biggest problem in the Sultanate, especially in the provision of residential land where the waiting list for the distribution of land is very large and the 2008 applications for residential land in most provinces have not been finalized. This study aimed to find solutions and alternatives to end housing applications in a record period as well as to preserve the availability of residential land for future generations. The idea of the study to use some of the experiences of developed countries in the field of provide residential land effectively to citizens in an orderly and sound manner in order to maintain the population balance, as well as the use of descriptive analytical approach to identify the views of random sample of beneficiaries and eligible to obtain residential land towards the most important challenges facing this issue. The questionnaire was conducted online using Google to address research topic and the number of participants was 1,308 from all Oman's cities. To address the housing crisis, there is an urgent need to consider viable alternatives to meet the growing need for adequate housing for the population. Therefor, and by referring to international experiences, many countries support the housing sector by the construction of integrated housing complexes that are subsidized from government. This is the most appropriate way to provide residential land because these projects are being built horizontally. This method will be the best for Muscat because there is not enough residential land. Analysis of the results shows that there is a clear problem in the provision of residential land in Oman and this this finding is consistent with the data and statistics cited in the study. Also, the study found that the problem is not the lack of residential land, but the problem with the grant system. Based on international experience and taking the opinions of the beneficiaries, the study concluded that amendments to the housing land grant law should be made and the study gave some solutions and proposals
